Permanent Loans

Transitional Loans

Permanent Loans are typically made on a fixed rate basis to stabilized properties. This debt has the lowest interest rates, mainly due to the stabilized nature of the collateral. Depending on loan size and collateral, non-recourse debt may be available. Many different lenders focus on these types of loans. We have relationships with all of these lenders including local banks, life insurance companies, CMBS lenders, finance companies, and private lenders.

Transitional Loans

Transitional Loans are typically made on a floating rate basis to transitional properties. This debt usually carries the highest interest rates, mainly due to the increased risk relating to the sponsor's business plan. Construction loans are a type of transitional loan, but are a bit more complicated due to increased future funding components subject to a draw schedule. Most of these loans are recourse to the borrower. On a relative basis, there far fewer lending options, as outside a trophy asset in a gateway city, lending is typically concentrated with local banks and finance companies.

Private Loans

Private Loans are typically made to borrowers that are unable to get financing from a traditional source. There could be a variety of reasons including lack of financials, a previous bankruptcy and foreclosure, or low credit score, but other times it could simply be due to liquidity needs. These loans are almost always recourse to the borrower. The interest rate on these loans are the highest available in the market and include higher origination fees.
